town of Rethymnon. To nearest supermarket it is only 50 meter.

The kitchen / living room is made as an open design solution. One bath room

First floor:
A small hall and a big bed room with view to the street outside. One bath
room with WC, shower and a wash machine installed. A wooden staircase is
leading up to second floor and the roof terrace.
Second floor:
One big bed room for two persons. Direct entrance to the roof terrace, from
the bedroom area.
Roof terrace:
On the roof there are two terraces in two different levels. The roof terrace
in use is about 10m2, with a wooden pergola roof and sun protected light
wall. The other top roof terrace has no permanent staircase installed.
Extras.
- Furniture and inventory : The house is fully furniture (read the inventory
list).
- Support system : There are installed air condition units in first and
second floor.
Common cost.
- There are no common cost/taxes connected to the ownership of this house,
only normal electrical, water or insurance bills.
- Note! From 2011 is all property owners obligated to deliver a tax form,
one time every year.
Maintenance work.
- As the house is presented today, no maintenance work is needed.
- Every third year the house should be repainted outside. Since the house
only have the wall facing the street visible, it will only be that wall
you have to repaint from outside.
- The other walls will only be painted from inside.
- The maintenance cost for this type of houses is very low.
Our recommondation:
- We evaluate the sales price to be very compatible in today marked,
with total sales price of 1.705 euro/m2 included furniture and inventory.
- The house is in good technical order and has been properly maintained.
The furniture and inventory is of good quality.
Price and payment conditions.
- euro, plus 4.5 % fee for
lawyer and notaries work.
- If an agreement is made between a buyer and the seller, the buyer has
to pay 5.000 euro as a reservation fee. The reservation period is normally
4 to 6 weeks. This is the time that is needed for the deed to be made
ready for final signing. If the buyer should withdraw from the contract,
without any legal reason the reservation fee would be kept by the seller.
If the contract work goes as planned, the reservation fee will count as
a part of the sales price.
- As already stated, the contract work period takes normally 4 to 6 weeks.
After 3 weeks of the contract work period, the whole amount of the sales
price must be available on the buyer Greek bank account. The reason is
that the payment of taxes, VAT, fee to lawyers and notaries and the provision
to kretaestate must be paid before the final deed could be signed.
- Note! In our sales price all taxes, VAT and provision is calculated.
The only extra cost is 4.5 % fee to lawyer and notaries, which is calculated
from the total sales price.
- Note! The cost of connection water and electricity to the house has
to be paid by the buyer, and cannot be done before the final deed is signed.
