Room descriptions.

Ground floor:
One bed room with entrance to a terrace, one bath room, one store room and an open construction solution is used between the kitchen and living/dining room area. Direct entrance from living room and kitchen area, to a big terrace outside.

First floor:
One big bath room, one store room, two bed rooms with direct entrance to a big terrace, which overlooks the pool/garden area and the Tria Petra Beach.

Store room:
Outside store room and a technical room (for central heating equipment).

Common project payment.

In this project it is not established any common project payment.

Ekstras

• Pool : A pool of 28 m2 is included in the price.
• The garden : The garden is ready made with plants, bushes, tiles and a parking spot for one car.
• The equipment and furniture : The villa is fully furniture and equipped for six persons (see attached furniture list). The furniture is of very good quality and in good condition.
• Support systems: In the price it is included air condition units and a solar heated hot water system.

The following payment schedule is valid:

• If an agreement is made between a buyer and the seller, the buyer has to pay 5.000 euro as a reservation fee to the seller. The reservation period is normally 4 to 6 weeks. This is the time that is needed for the deed to be made ready for final signing. If the buyer should withdraw from the contract, without any legal reason the reservation fee would be kept by the seller. If the contract work goes as planned, the reservation fee will count as a part of the sales price.
• As already stated, the contract work period takes normally 4 to 6 weeks. After 3 weeks of the contract work period, the whole amount of the sales price must be available on the buyer Greek bank account. The reason is that the payment of taxes, VAT, fee to lawyers and notaries and the provision to kretaestate must be paid before the final deed could be signed.
• Note! In our sales price all taxes, VAT and provision is calculated. The only extra cost is 4.5 % fee to lawyer and notaries, which is calculated from the total sales price.
  

Technical description

Concrete work of walls, roofs and floors.

• All columns and beams are made of reinforced concrete.
• All inner or outer walls are made of natural stones.
• All outer walls are made as double stonewalls.
• All inner walls are made as single stone walls.
• All outer and inner walls have been treated with a stone varnish. Indoor staircase is made between ground floor and first floor, and a small store room is made under the staircase.
  

The terraces.

• The terrace on the ground floor is 24m2 and the pergola roof is 13m2.
• The terrace on first floor is 19m2.
• On all terraces it is installed titles.
  

Doors and windows.

• All outer doors and windows are made of aluminum, with double glass and security shutters.

Living and dining room installation.

• It is installed one fireplace in the living room.
• Air condition units are installed in living room area.
• In the living room area it is installed TV and phone plugs.
• Direct entrance to the pool area.

Plumbers work.

• Water outlet in the garden is installed.
• Pre – installed pipes and cables, for future use of a central heating system.
• On the villa property it is installed a 14m3 septic tank.
• On the roof of the villa it is installed a solar heated hot water system.
  

Electrical work.

• Several outdoor lights is installed on the property.
• Two lights are installed in the kitchen area.
• One light is installed in each bed room.
• Two lights are installed in the hall between the bed rooms and the bath room.
